Step 1: Inventory of your requirements and expectations

During the intake interview with your A&N property manager, we will discuss your personal situation, requirements and expectations.

We will talk you through our service packages and prices. Which package is the right one for you?

Once you have selected the service package, we will start managing your property step by step.

Step 2: What is financial property management?

If you select 3 star ***, our financial property management package, we will take care of specific administrative matters:

  • Collect rents
  • Taking care of financial statements
  • Annual rent increases
  • Assisting with rent arrears
  • Receiving and processing notices of termination
  • A&N supports the check-out procedure
  • A&N manages the new rental mediation following the agreed rates

A&N Property Management also provides incidental administrative services for the property and the tenants.

You will get access to your online portal where you can consult the actual status of your properties at all times.

PROCESSING NOTICES OF TERMINATION Step 3

Step 3: Receiving and processing notices of termination

Notices of termination are received by A&N Property Management. We process the notices of termination and will notify you to initiate the next steps.

We follow up on your request for rental mediation with our rental specialist:

Together we determine the strategy and planning to find a new, good tenant!

FINAL INSPECTION - DRAWING UP THE INSPECTION REPORT Step 4

Step 4: We prepare an inspection report for the checkout procedure

The current condition of your property is reported in the inspection report.

Which items are not in order, which items need maintenance, and how do we proceed in case of any damage? What damage do we claim from the tenants?

HANDOVER - SUPPORT AT CHECKOUT Step 5

Step 5: Key handover, finalisation and deposit

A&N Property Management and/or A&N Rentals will be present at the checkout. In case you selected the 4*** star package we will complete the financial procedures relating to the deposit.

A&N Real Estate will ensure that your property is clean and ready for receiving the new tenants.

FINANCIAL & TECHNICAL MANAGEMENT OF YOUR PROPERTY – INSPECTION Step 6

Step 6: Complete management of your property for peace of mind

If you select 4**** star *****, you will be choosing our comprehensive property management package.

In addition to the specific financial matters:

  • Collecting rents
  • Taking care of financial statements
  • Annual rent increases
  • Assisting with rent arrears
  • Receiving and processing notices of termination
  • A&N supports the check-out procedure
  • A&N manages the new rental mediation following the agreed rates

A&N Property Management will also take care of:

  • Servicedesk for tenants
  • Obligated pre-inspection
  • Check-out procedure
    (report, key handover, finalization, and deposit)
  • 24/7 calamity service
  • Routine small maintenance

To start well, we always carry out a technical inspection first.

During this inspection, we discuss the condition of your property and advise you on the maintenance.

We will also look at sustainable solutions that will increase the return on your property.

TECHNICAL MANAGEMENT: 24/7 emergency service Step 7

Step 7: Calamity? We will take care of it.

A&N Property Management stays in touch with you and your tenants. Tenants can contact our service desk for our 24/7 emergency service.

A&N is responsible for the following tasks:

  • Coordinating any work for routine maintenance
  • Inspecting the work carried out
  • Checking, paying and issuing invoices
  • Handling emergency procedures

All activities are clearly communicated in a monthly overview. Every month, you will receive the rent minus the management fees and any invoices for work that has been done on your property.
